More homes have come on the market in Wayland.  It seems as though the people who were waiting for the Spring market have jumped into action. With 102 properties listed in Wayland and 82 of them Active sales there is lots of inventory to review.  Days on Market are still way high for this town.  it is good to see the Sold DOM is considerably lower than the Active’s and Under Agreement listings.  The other thing to notice here is that the homes that were sold are a bit smaller than the average home for sale in the town.

Wayland does not have city sewer

The news has been overall good the last month or so.  The National Association of Realtors, Mass association and Realtors and several other sources are reporting good statistics for the country.  The Boston Area has done better through this downturn than most of the country, but these numbers last month for Wayland are dismal.  With the Days on Market going up and up in almost all categories is not great news.  Looking at the average list price of $1,408,863 and the sales and under agreement prices of $591,557 and $757000 you can see why some properties are just sitting.

The average List Price to Sales Price is a healthy 94% which is considerably higher than Weston’s 85% for last month, but I just don’t like the time on market.  If you agent is not agressively marketing your property in this market then you need a new agent.  You can not afford to be invisible in this market these days.  It is unacceptable to be listing and praying.  You need a healthy dose of blogs, video and internet outreach to attract the buyers who do not wait to find an agent who knows the area to show them properties. They are looking on line first and that is where you need to have your property.

Wayland, MA 01778 Single Family Housing Report November 2011 had 101 listings in the Active, Under Agreement, Sold, Expired and Canceled categories. This is down from last month.  The media is continuing to talk all over the map about the real estate industry.  In some reports it is up and in others it is doom and gloom.  The question is who are you to believe?  I think you need to believe in your local numbers and so here they are.

In this Active, UAG and Sold category we see the trend continuing of more houses on the market than in any other category. The Days on Market is still going up. The average List Price to Sale Price is around 94% which is not so bad. The key to selling your home is being realistic to what the market pressures are right now.  It is a buyers market.  If you have your property on the market at too high a price you will not have anyone who will even look at the home. There are buyers out there as we can see from the statistics.  Ask yourself the question if you are a seller, do you want to sell?  If so have a discussion with your Realtor® on how to best accomplish this, or wait for the market to change.  The media will be no help to you with all their misinformation.

It appears as if the Sellers did not give their agent enough time to market their properties this past month.  When the DOM for Sales is 159 and the Seller is expiring a contract at 128 DOM the math is simple, it can’t be done in that time, in this market.  The canceled are another story and my thought here is overpriced and under-marketed couple with unrealistic sellers. Wayland, MA 01778 Single Family Housing Report October 2011 Wayland has 121 homes actively in the market right now.  Of those, like most surrounding communities Wayland has more houses in the Active stage than in any of the other stages, like Sold or Under Agreement.  Wayland is a town that has $18 million dollar homes on the same market with a home that is less than $100,000. This gives this community some real diversity in many of the critical areas that make a community great. Days on Market (DOM) is high, but I am thinking that the Sold homes going the fastest is good because the new listings coming on the market getting sold more quickly is a very good thing.  If you have been on the market for a while and you are not getting a lot of showings or offers, you may need to consider your marketing and your agent after taking into consideration your price.

Wayland, MA 01778 Single Family Housing Report Sept 2011 comes with lots of Active listings and a small percentage of homes Under Agreement or Sold.  There is almost an equal number of Expired and Canceled listings as there are Solds and Under Agreements.  What does this mean?  In my opinion it means that buyers are still a little skittish with the economy–personal and global and where the prices and interest rates are going.  In my opinion the prices are near lowest and don’t expect any big fall off over the next few months.  Some people will lower their price just to sell the home, but also some will take their home off the market and wait it out until the Spring season.

I had a seasoned agent tell me this week that my client who is one of the lowest priced houses in her category is not a motivated seller because she is not following some old school rule that dictates you lower you price every month until a buyer shows up.  That is just not how it works now.  If you are correctly priced then you shouldn’t have to lower your price.  I am not looking for the commission, I am looking for the best possible deal for all those involved while maintaining the integrity of the community pricing.  Now to the numbers.

Wayland, MA 01778 Single Family Housing Market Report August 2011 reports activity of 130 homes are either Active, Under Agreement, Sold, Expired or Canceled.   While this isn’t quite as much activity as there is in the surrounding communities, the level is a good level of activity for this time of year.  With all the negative media surrounding the economy and the housing market it is hard for the real message to get through.  There has not been a time so good to buy and sell real estate as there is right now.  It is true the lending part is a bit more difficult, but the industry certainly needs to get a better and more service oriented than it has been through the last couple of years.  Besides the banks, the current prices in real estate market along with the interest rates being so low makes this a great time to get involved.
