There are 159 total homes in the mix the last month of the year.  There is a lot of activity, but the time on market is still woefully too long more all of us.  It is good to see the DOM lower for the sold homes than the Active homes.  If you home has been on the market with no activity then your price is too high.  If you can’t afford to drop the price then you will stay on the market.  This is a buyer’s market, especially those who have jumped through the financing hoops to get qualified to buy.

Wayland does not have city sewer

The news has been overall good the last month or so.  The National Association of Realtors, Mass association and Realtors and several other sources are reporting good statistics for the country.  The Boston Area has done better through this downturn than most of the country, but these numbers last month for Wayland are dismal.  With the Days on Market going up and up in almost all categories is not great news.  Looking at the average list price of $1,408,863 and the sales and under agreement prices of $591,557 and $757000 you can see why some properties are just sitting.

The average List Price to Sales Price is a healthy 94% which is considerably higher than Weston’s 85% for last month, but I just don’t like the time on market.  If you agent is not agressively marketing your property in this market then you need a new agent.  You can not afford to be invisible in this market these days.  It is unacceptable to be listing and praying.  You need a healthy dose of blogs, video and internet outreach to attract the buyers who do not wait to find an agent who knows the area to show them properties. They are looking on line first and that is where you need to have your property.

Weston, MA 02493 Single Family Housing Report Dec 2011 shows there were only 87 homes that show up in the Active, Under Agreement, Sold, Expired and Canceled lists for this month. That is down from the last couple of months. Reports in the media show that the slide of housing prices is coming to an end, something that Weston has seen already. With the election season upon us we can expect that there will be some work getting done in DC and that is good. Jobs and housing should be at the top of every politicians list. Now to the numbers.

There is a huge drop in the Average List price showing and the average Sale price this month. My guess from this drop into the 85% range is that some sellers were just ready to be rid of the home and move on. While agents are pricing houses more accurately these days the buyers are still looking to steal the home. The epitome of a buyers market. Lots of homes on the market with not near enough under agreement or sold which just further deepens the buyers market in this town.

This is down from last month.  The media is continuing to talk all over the map about the real estate industry.  In some reports it is up and in others it is doom and gloom.  The question is who are you to believe?  I think you need to believe in your local numbers and so here they are.

In this Active, UAG and Sold category we see the trend continuing of more houses on the market than in any other category. The Days on Market is still going up. The average List Price to Sale Price is around 94% which is not so bad. The key to selling your home is being realistic to what the market pressures are right now.  It is a buyers market.  If you have your property on the market at too high a price you will not have anyone who will even look at the home. There are buyers out there as we can see from the statistics.  Ask yourself the question if you are a seller, do you want to sell?  If so have a discussion with your Realtor® on how to best accomplish this, or wait for the market to change.  The media will be no help to you with all their misinformation.
