The Days on market are deplorable.  Everyone is still moving slow, but things are moving.  As we get closer to the Spring market and so many houses already in the pile those of you standing on the sidelines and waiting might want to consider coming in sooner rather than later.  By coming into the market now with your home you can be sold in the spring, by waiting until Spring you house will languish on the market through the summer–if statistics are to be our only guide.  I, for one, am not a statistics only driven agent.  I think the marketing of your home affects the sale far more than the DOM stat.  Marketing, Price and Staging make a huge difference. Almost a full year for people to decide their price is too high, their agent didn’t do the right job of marketing the home, or they just didn’t want to sell. The Expired and Canceled homes are in the ball park for price range and so the problem lies elsewhere.
