Milton MA 02186 was named the number 2 town in the country last year, the year before they were also in the top 10.  This poll was conducted by CNN Money.  The criteria that was used was based on schools, per capita income, level of education, conservation issues and other characteristics.  While this comes as a shock to it’s near neighbors it is not undeserved praise.  Milton has become a town of diversity, community spirit celebrating the 350 Anniversary of the town, and good schools.  Home of Milton Academy, one of the original Independent Preparatory Schools in the country, the public schools in Milton are ranked well among their peers.

Blue Hill Avenue is a connecting road between Mattapan and Canton through Milton.  This straight but rolling road passes homes, woods, private school, Curry College and the Blue Hill Conservation and Mountain area.  400 Blue Hill Avenue will be on the market soon. Whether you are renting or buying your home there are good reasons to do so and bad ones. Renting in transition is always a good idea. Each neighborhood is different, with different amenities around it.  For instance your walk to the public transportation could take you right by a coffee shop, or the park where you walk your dog.  Finding your home is more than just square footage and price.  It is the place you will spend time, relax, eat, store your clothes and music, etc… Whether you are renting or buying you need to care about the space and be able to afford it.

In the Boston area the rules are different with renting than most other places.  You don’t ever need an agent to rent an apartment or condominium, but if you have a Realtor® you stand a far better chance of getting exactly what you want in an area you are comfortable and knowing you got yourself the best deal by working with a professional.

Either way you will pay a commission, for the most part and for all the good rentals, and you don’t want to be paying all your commission to the landlords agent when you can be represented by your own Realtor®

The difference between a real estate sales agent and a Realtor® is similar to the difference between a surgeon and a board certified surgeon.  A Realtor® is held to a higher standard of service.  Renting is a great option if you are not ready to own right now, but you will still have to have cash available to close on your lease.  First Month, Last Month, Deposit/Security and Commission are the load to be paid on the way in.  It is a lot, but not near as much as the down payment you would have to make for the same place if you were purchasing it.  In the long run it makes far more financial sense to purchase and own property.  Along that ownership you get the benefit of tax incentives and the potential for the build up of equity.  Following the course of values with real estate in the long run it has always been the safest and best bet for long term income growth.  Check it out, give me a call for any questions you might have.
